Additional Dwelling Units

WHAT IS AN ADU? (ACCESSORY DWELLING UNIT)

ADU meaning? An accessory dwelling unit, or ADU, is what ADU stands for and it is a prefab additional building on your existing property. It is most commonly used on a current property as an additional dwelling to your existing home. In short, it is a secondary housing unit on a single-family residential lot but they can be used as stand-alone units as well. The uses are endless and they are usually larger than the current “tiny home” and “tiny house” that are also gaining in popularity. ADUs are popular home additions because they are fairly simple construction builds and are fairly quick to integrate into your existing environment.

Similar to prefab modular homes, an ADU has its own kitchen, bathroom, living area, and a private entrance. They typically range from 600 square feet up to 1400 square feet. Many have their ADU attached to a house or garage, but as mentioned before, it can be built as a stand-alone unit. However, unlike most modular homes, most ADU’s will make use of the water and energy connections of the primary residence, thus reducing many costs included with new construction. The advantages of ADU’s are many including the fact that there is no need to develop new infrastructure, since ADUs can be connected to the existing utilities of the primary dwelling or even added on top of an existing detached garage. In other words, ADUs facilitates efficient use of existing housing stock.

ADU’s are called many names such as granny flat, cottage, casita or in-law suite, mother-in-law units, in-law units, secondary suites, and accessory apartments and their options and styles are endless. An ADU is an affordable and efficient solution to any existing property due to their detached characteristics. This allows you to quickly and easily increase your living space without the complications and time consuming features of new home construction or remodeling.

PREFAB ADU’s HAVE COME A LONG WAY!

Don’t let “Prefab” fool you. These buildings are built to code, very durable, affordable and very wise investments in the right situation. They are gaining in popularity all over the United States and in fact globally as well. Property owners from coast to coast and everything in the middle are enjoying the ADU as a solution for increasing their property living spaces and property values. Remember, ADU’s can be fully customized and built to complement your existing home just like new construction.

Accessory Dwelling Units also can be used for additional rental income as well. Their low maintenance, upkeep, and installation costs make them excellent rental options. Of course, local laws will apply in your decision making. Always check with your local zoning laws for compliance. Building an unauthorized ADU can also lead to legal issues that should be avoided with upfront research.
